About

About Forney, Texas

Forney, Texas sits in Kaufman County, approximately 20 miles east of downtown Dallas off U.S. Highway 80. Known as the “Antique Capital of Texas,” the city meshes a historic small town with contemporary suburban surroundings.

Founded in the late 1800s as a stop on the Texas and Pacific Railroad, Forney has preserved its old-fashioned downtown while witnessing massive residential and commercial expansion over the last ten years. Many flock to the area due to its family-friendly atmosphere, newer housing communities, and proximity to Dallas–Fort Worth.

The city supplies its residents with parks, sports fields, and yearly community activities. Its public schools are under the administration of the fast-growing Forney Independent School District.

A surge in retail construction has spurred some of the city’s growth with a Costco Wholesale store currently being built, bringing in the popular warehouse club offering bulk merchandise, groceries, electronics, pharmacy items, and gasoline. Other national retailers such as Walmart Supercenter, Lowe’s Home Improvement, Kroger Marketplace, and Kohl’s, along with The Shoppes at Forney Crossing and other commercial sites, pad the town’s shopping, dining, and services options.

Due to its low cost of living, job market, and prime location between several major highways, the city will likely continue to grow. It currently serves as a bedroom community for Dallas but has attracted businesses, shopping, and some manufacturing.

Garage Door Repair

Garage doors are complex mechanical systems that can fail for a variety of reasons. Although many issues are mechanical, don’t underestimate the impact of weather and age on your garage door. Here are a few common causes and types of common garage door repairs.

Some of the most common repair issues generally involve the springs. Garage door springs are support the majority of the door’s weight as it moves and they tend to become worn and break after thousands of cycles. When a spring breaks, you may notice the door feels extremely heavy or won’t open at all. Another high cycle part, lift cables become worn and frayed over time. If these aren’t replaced you may notice the door hanging unevenly or even falling.

Another issue could potentially be your door has come off track. One little impact or loose hardware and worn rollers can be all that it takes to knock your door off its track. Over time rollers can also become quite worn and noisy and the hinges can start to see additional stress. This can also be the result of decreased lubrication.

Most garage door openers last you about 10-15 years without too much of an issue. The most common repair issues with garage door openers typically involve the gears, logic boards, motors and eventually the sensors. In the case of the door itself, specific storms or vehicle impacts can damage and weaken the balance of the door by affecting the panels. It’s fair to say that this is a catch-all for damage caused by heavy impacts or extreme weather.

Most of the above issues can be exacerbated by a single larger issue: that you aren’t properly maintaining your garage door system. Lubrication is key to the longevity of your garage door system. This is because lubrication reduces friction on the moving components which can accumulate a lot of wear over time. Lubrication should be performed at least once every other month.

Garage Door Types

There are several styles and configurations of garage doors. Each is built to serve different needs, budgets, and architectural designs.

Sectional

The most common type for residential use. Constructed of horizontal panels fastened together by hinges, it opens as an overhead door resting parallel to the ceiling when closed. They are available insulated and non-insulated, as well as in various designs.

Roll-Up

Mostly used on commercial and industrial buildings. They consist of a coiling system above the door frame and require very little ceiling space.

Tilt-Up (Up-and-Over)

The tilt-up variety is a one-panel door that tilts outward, then upward to open. Due to the operation of the door, this requires space outside your garage when the door is in the open position.

Side-Hinged

An outdated design often replacing double doors in more current prefab garages. The hinged system allows either one or both of the doors to open, depending on the user's desired choice.

Slide-to-the-Side

Unique system in which the door opens by bending itself to the side. Resting parallel to the garage’s wall. They don’t operate on a traditional track system.

Carriage-Style

These doors replicate the design of old carriage house doors. Although they may be either sectional or side-hinged in design.

Chain-Drive Openers

Made with a metal chainlift is durable, strong, and cost-effective. They work best for heavier doors but are noisiest.

Belt-Drive Openers

They run on a reinforced rubber belt and are quiet and a good option if you have living space above the garage.

Screw-Drive Openers

These use a threaded steel rod that moves the trolley. They have relatively fewer parts and are less noisy but can get loud in extreme temperatures.

Direct-Drive Openers

The motor unit moves along the rail. Very few moving parts and very quiet.

Wall-Mount (Jackshaft) Openers

Mounted on the wall are perfect for when you have high-lift or tall doors.
